Boiler Rules Change

If your complex is heated with a boiler the State of Michigan requires annual CSD-1 (Controls and Safety Devices) testing.  This can no longer be done in house. CSD-1 applies to boilers ranging from 0 - 12,500,000 btu/hr input.

1) Safety controls required by ASME CSD-1 to lock out shall not be reset remotely from the equipment.  Someone must inspect the boiler to determine the reason for lockout before resetting the control.

2) Safety controls must not be electronic or automatically reset.

Thermostat Problems

Unlevel thermostat bases used for mercury thermostats will show the wrong temperature every time.  If you manage an apartment complex you know how annoying it is when a tenant tells you they have the thermostat turned up to 70* but the temperature is only 65* in the room.  There is a good chance the thermostat is not level or the thermometer is inaccurate.  Take the stat off the wall and use a torpedo level and check it.  If it is level, use a known accurate thermometer and check the accuracy of the thermometer of the stat.  Also make sure the thermostat is located on an inside wall that does not have a heat register below it. You can reduce the amount of nuisance calls by changing to an inexpensive digital as they are more accurate and will work accurately even when not level.  The display will always match the set point when set point is reached.


5/22/08  Gas Furnace Flame Sensors

          Flame sensors whether direct spark or for intermittent it is imperative to clean them before the beginning of the season.  If your burners light and go out after 4 seconds the sensor is probably dirty.  Unlike thermal couples they do not generate a millivoltage and actually complete an electrical connection through the flame. Usually just removing it and cleaning it with steel wool will usually solve the problem.
